הבנין תוכנן על ידי אדריכל צבי ספוקויני בשנת 1936 בסגנון הבינלאומי, וממוקם באזור העיר הלבנה אשר הוכרז כאתר מורשת תרבות עולמית על ידי ארגון אונסקו. הבנין נכלל בתוכנית השימור של תל-אביב. עקרונות הסגנון הבינלאומי באים לידי ביטוי בתכנון המקורי של הבנין. המרפסות הזיזיות תורמות ליצירת נפח ומראה אסימטרי כלפי הרחוב באמצעות סינרי הצללה ופרטי בניה יחודיים. מעל הכניסה לבנין ממקום טרמומטר - מערכת של חלונות לפתיחה מברזל שאיפשרו זרימת אויר לדירות ואור לחלל המדרגות.
משפחת לוסטיג יזמה את הפרויקט בשיתוף ועזרה של בעלי הבנין משפחות שימבורסקי ובן-ארי.
הבנין שומר על ידי רועי פישר לבנטון אדריכלים.

The building was designed in the International Style by architect Zvi Spokojny in 1936. It is listed for preservation as part of the White City zone, declared by UNESCO as a World Heritage Site.
International Style principles were at the core of design. The cantilevered asymmetrical balconies add to a sense of volume towards the street through architecural shading skirts. Above the main entrance - typical vertical ribbon windows used to allow light and air to the central stairwell.
The Lustig family funded the project with the help and cooperation of the owners Shimborsky and Ben Ari families. The building was restored in 2016 by Roey Fischer Leventon Architects.

صممت البناية عام ١٩٣٦على يد المهندس المعماري " تسفي سبوكوجني " على الطراز الدولي ومتواجدة في منطقة " المدينة البيضاء " التي اعلن عنها كموقع تراثي ثقافي عالمي على يد منظمة " يونسكو " . شملت البناية في برنامج الصيانة والمحافظة الخاص لتل ابيب . تنعكس اسس هذا الطراز الدولي في التصميم الاصلي للبناية . تمنح شرفات العتبة الناتئة المعلقه ( كابول ) حجماً ومنظراً غير متماثل اتجاه الشارع بواسطة اغطية مظللة وخصائص للبناء فريدة من نوعها . يتواجد بأعلى مدخل البناية مقياس , حراري – نظام فتح حديدي للشبابيك , لتمكين تدفق الهواء للشقق وضوء لبيت الدرج .
باشرت عائلة " لوستيج " المشروع بمشاركة ومساعدة اصحاب البناية - عائلة " شيمبورسكي " و " بن اري " .
رممت البكاية على يد روعي فيشر ليفنطون للهندسة المعمارية .
